What we check before a PG goes on this site
“Verified” means nothing if nobody tells you what was verified. Here is exactly what our team inspects, in person, before a property is allowed to appear on PG Mila — and what gets a property rejected.

The checklist


- RoomsBeds, mattresses, storage, study space, ventilation, and the condition of walls and fittings.
- WashroomsCleanliness, water supply, geyser, and the ratio of washrooms to residents on each floor.
- Kitchen and foodHygiene of the cooking area, food storage, water source — and we eat the meal.
- ConnectivityWe run a speed test on the Wi-Fi during the visit and publish the result on the listing.
- Power and waterBackup capacity and what it actually runs, plus RO or filtered drinking water.
- SafetyCCTV coverage, entry control, warden presence, fire extinguishers, visitor register and gate timings.
- BuildingAccess, stairwells, lighting and the lift where there is one.
- PaperworkWe ask every owner for ownership proof and any licences that apply in their municipal ward.
What gets a property rejected
- Photographs that don't match the roomsIf the listing photo is not the room a student will get, we do not list it.
- Two different pricesA rent quoted to us and a higher one quoted to students ends the conversation.
- Unsafe electrical or gas setupsExposed wiring, cylinders stored indoors, immersion rods as the only hot water.
- No entry control at a girls' PGA working lock and a record of who comes in is the minimum, not a feature.
- Owners who refuse an unannounced re-visitOur audits are worth nothing if they can only happen by appointment.
We publish the absences
If there is no lift, no AC or no power backup, you will see that on the listing before you spend an afternoon travelling to look at it. Missing amenities are struck through, not left out.
The badge carries a date
Every listing shows the month it was audited. We re-visit properties and refresh that date. If standards slip, the listing comes down rather than staying up with an old badge.
Tell us if it doesn't match
If a property does not match its listing, report it. We re-audit within seven working days and delist if the listing was misleading.
What this standard does not cover
We want to be straight about the limits. PG Mila verifies the property and holds the owner to what the listing says. We do not run the building. The rental agreement, the deposit terms, the notice period, KYC and police verification of residents, and the day-to-day handling of a maintenance complaint are the property owner's responsibility, and each listing tells you what that owner's terms are.
Where we do act: if the property does not match its listing, if a standard we published has slipped, or if an owner stops cooperating with re-audits, that is ours to fix — and the remedy is a re-audit, a corrected listing, or removal from the platform.
